Each rental property can use cedolare secca (21% flat tax) or ordinary IRPEF. You also pay IMU (municipal property tax) on all properties except your primary residence. Each property is taxed separately, so you can choose the best regime for each one.
Gross yields of 5-8% are common in Italian cities. Net yields after taxes and expenses are typically 3-5%. Southern Italy and smaller towns often have higher yields but may have more vacancy risk. Milan and Rome have lower yields but stronger demand.
Include IMU, condominium fees, insurance, maintenance, management costs, and vacancy allowance. For cedolare secca properties, the flat tax covers income tax but not IMU or other local charges. Budget around 20-30% of gross rent for total operating costs.
