Italian banks typically lend up to 80% of the property value. First-time buyers under 36 can access the Fondo di Garanzia Prima Casa, which guarantees up to 80% of the loan and can help you get up to 100% LTV. You will still need money for taxes and notary fees.

When buying your first home (prima casa), you pay a reduced registration tax of 2% of the cadastral value (or 4% VAT if buying from a developer). For second homes, the rates are 9% registration tax or 10% VAT. You also pay a fixed notary fee and mortgage registration tax.

Yes, for your primary residence you can deduct 19% of the mortgage interest from your IRPEF, up to a maximum of EUR 4,000 per year. This means a maximum tax saving of EUR 760 per year. The deduction only applies to your prima casa.
