Overdrachtsbelasting is the Dutch transfer tax paid when you buy a property. For investment properties the rate is 10.4%. For a primary residence the rate is 2%. First-time buyers under 35 may be exempt if the property costs less than a set amount (currently around EUR 510,000).
ROI (Return on Investment) is your net profit divided by the total amount invested, shown as a percentage. The total invested includes the purchase price plus transfer tax. Net profit is capital gain plus rental income minus all costs. Annualised return adjusts this for the number of years you held the property.
A total annualised return of 5-8% is considered good for Dutch investment property. This combines rental yield and capital growth. Returns vary by location and market conditions. Always factor in overdrachtsbelasting and Box 3 tax for a realistic picture.
