Most Dutch mortgages allow you to pay off up to 10-20% extra per year without a penalty. This is called boetevrij aflossen. Check your mortgage terms for the exact amount. Extra payments reduce both the term and the total interest you pay.
With an annuity loan, your monthly payment stays the same but the split between interest and principal changes over time. With a linear loan, you repay the same amount of principal each month, so your total payment decreases over time. Linear loans cost less interest overall but start with higher payments.
Even small extra payments can save thousands of euros. For example, paying EUR 100 extra per month on a EUR 250,000 loan at 4% over 30 years can save you over EUR 30,000 in interest and cut your loan term by about 5 years.
