Frequently Asked Questions

How much stamp duty will I pay?

Residential stamp duty in Ireland is 1% on the first 1 million euro and 2% on anything above. For a 350,000 euro property, that is 3,500 euro. Non-residential property is charged at 7.5%.

Is the return shown before or after tax?

This is a pre-tax return. Rental income is taxed at your marginal rate (20% or 40%) plus USC and PRSI. Capital gains are taxed at 33% CGT (minus the 1,270 euro annual exemption). Use our other calculators for after-tax figures.

What is a good rental yield in Ireland?

Gross yields of 5-7% are considered good in Ireland. Dublin tends to be at the lower end (4-5%) while cities like Limerick and regional towns often give higher yields (6-8%).
